This project proposes a masterplan for the Khlong Toei Port area, one of the last remaining large parcels of land in inner-city Bangkok. As cargo traffic shifted to Laem Chabang Port, this stretch of prime riverfront land was left largely vacant, presenting the city with enormous potential for large-scale, first-class development.


The proposal brings together office buildings, a hotel, retail, a convention center, a park, a museum, and a tourism marina. Built floor area ratios are carefully managed to control density and ensure generous public open space throughout.


Commercial buildings are arranged as two street-facing blocks, in keeping with the scale of the existing low-rise shopping street. A convention center and mid-size theatre anchor the cultural and business life of the district. The multipurpose plaza and riverfront public park offer panoramic views of the Chao Phraya, contributing to the city's broader ambition to improve quality of life along the river. A mid-size park at the heart of the development provides a quieter retreat for residents and visitors alike, while each residential block is arranged around an open courtyard, surrounded by a green belt that softens the boundary between private and public life.


The former port's sports field will be upgraded into a modern sports and recreation center, and a city library positioned close to the river will serve as a civic hub for knowledge and culture. Crowning the masterplan is the Bangkok Sky Park, a new landmark inspired by the forms of boat sails and the river, conceived as a symbol of the area's transformation and renewal.
